Kevin Quintero-Saakan

Founder & Operator — QS Growth Management

Kevin runs QS Growth Management the way he thinks small multifamily should be run: with his own capital in the deals, his own name on the management, and his own phone number on the wall.

He entered multifamily in March 2025 as an equity partner on Mount Royal Apartments in Saskatoon — an 18-unit building with a difficult history that was repositioned and refinanced inside its first year, returning 30% to investors. In July 2025 he took on two Edmonton buildings: Westlynn, where he holds equity and manages the asset, and Dakota, which he manages on behalf of a third-party owner.

Across the three, the pattern is consistent. Buildings that were under-managed rather than broken. Value created through tenant quality and expense discipline rather than renovation budgets. And a refinance on proven numbers as the point where the work turns into a return.

Track Record

Less than two years. Three deals.

  1. Mount Royal Apartments — Saskatoon

Equity partner on an 18-unit acquisition. Repositioned from a problem building into a stable, family-oriented one; refinanced with a 30% return to investors and roughly $600K in added value in year one.

  2. Westlynn — Edmonton

Equity partner and asset manager on 21 units. Approximately $1.0M in value added through operational improvements; fully occupied and currently refinancing.

  3. Dakota — Edmonton

Third-party asset management mandate on a 20-unit building acquired for $2.2M. Stable and cash-flowing under management; refinance in process.

Working Style

Direct, hands-on, accountable.

There is no investor-relations team at QS Growth Management, and that is deliberate. Investors and owners talk to the person making the decisions. Reporting is monthly, plain, and the same numbers Kevin manages the buildings to.

With investors
Skin in every deal he operates.
Where Kevin manages a building he co-owns, his capital sits alongside yours. Where he manages for a third party, that's stated plainly — never dressed up as ownership.
With owners
Your building, run like his own.
Third-party mandates get the same weekly presence, the same vendor bench, and the same monthly reporting as the properties he holds equity in.
With tenants
A landlord who answers.
Good tenants stay where they are treated fairly and problems get fixed. That retention is the quietest, most reliable source of value in a small building.
