Overview

Management, not ownership.

Dakota is a third-party mandate: the owner holds the equity, and QS Growth Management is accountable for how the building performs.

Kevin took over asset management in July 2025 on a 20-unit building acquired for $2.2M. The job is the same as it would be on a deal he owned — a clean rent roll, controlled expenses, and a building a lender is comfortable with — but the reporting runs to the owner rather than to a partnership.

The property is stable and cash-flowing under management, and a refinance is currently in process. Updated figures will be published once it closes. No ownership or equity language applies to this deal.

Scope

What the owner gets.

  1. 01

    Operational oversight

Day-to-day accountability for leasing, tenant issues, maintenance, and vendors — with the owner kept out of the weeds and in the loop.

  2. 02

    Monthly reporting

Actuals against budget, occupancy, collections, and anything that needs a decision. Plain numbers, not a narrative.

  3. 03

    Refinance readiness

Running the building so that when it's time to refinance, the financials tell a story a lender will underwrite. That process is underway now.

Field Note
Managing someone else's building is a trust exercise. The owner should never learn something about their property from a tenant, a lender, or the city before they hear it from me.
